Real Geeks review 2026: pricing, leads and the contract
The short answer
Real Geeks bundles an IDX website, a CRM with a dialer and marketing tools into one plan at $399 a month plus a $500 setup fee, with optional lead packages from $299 a month. It suits agents and teams who buy leads and want cheap extra seats. You commit to a 6- or 12-month initial term, leaving early costs two monthly payments, and no website export is documented, so its exit score is 2 out of 10.

Web Building also builds websites for clients. That never changes our picks, their order or what we say about a platform. How we make money
We sell website builds that compete with Real Geeks. Facts here come from Real Geeks’ own pages, checked October 2026.
What Real Geeks is and who it’s for
Real Geeks is an all-in-one platform for real estate agents and teams. One plan bundles an IDX website with live MLS listings, a CRM with a built-in dialer, and marketing tools, and you can add paid lead packages on top, according to the Real Geeks pricing page.
The company has been around a while. Real Geeks’ About page says it was founded in 2007, moved to Dallas in 2016 and was acquired by Fidelity National Financial in 2017.
Our verdict: Real Geeks is built for agents and teams who want a lead system, not just a website. If you plan to buy leads, call and text them from one dashboard and add team members cheaply, it’s a strong package. If you want a custom design, a low monthly bill or a site you can take with you, look elsewhere. The contract and exit terms are the main catch.
Real Geeks pricing: plans and what they really cost
Real Geeks has one plan, no free plan and no published free trial. The pricing page promises “No hidden costs or usage fees.”
| Item | Price |
|---|---|
| Real Geeks Platform | $399/mo |
| Setup | $500 one-time |
| Users included | 2 |
| Extra users | $25/mo each (users 3-10), $10 (11-40), $5 (41-100), $1 (101+) |
| IDX feeds | 1 MLS included; extra boards $10/mo each |
The plan includes the IDX website, AI-generated local area pages, unlimited landing pages, a custom domain, the MoveTo search app, the CRM with dialer, unlimited calling, texting, email and video, live chat, lead routing, 50+ integrations, drip marketing, eBlasts, property alerts, home valuation and market reports, a 1:1 onboarding advisor and US-based support.
Seats are where Real Geeks gets cheap for teams. A 10-person team pays $399 plus 8 extra users at $25, or $599 a month in total.
Lead packages and add-ons
| Add-on | Price | What Real Geeks says you get |
|---|---|---|
| Social Lead Package | $299/mo | Facebook and Instagram listing ads, about 20-40 buyer leads a month |
| Search Lead Package | $599/mo | Google and Bing ads, about 20-40 buyer leads a month |
| Seller Lead Package | $599/mo | Google home valuation ads, about 10-15 seller leads a month |
| Geek AI Text | $49/mo | AI texting; free with any lead package |
Each lead package comes with a dedicated success manager. Real Geeks backs the lead ranges with a guarantee: if it misses the minimum, you get a one-month credit on a 12-month term or a half-month credit on a 6-month term. A new guarantee needs a new 6- or 12-month commitment. The guarantee is voided if you edit the templated lead-funnel pages or change your target markets after 30 days.
Geek AI Email, Geek AI Voice, Brand Boost and Listing Boost are listed as “Coming Soon,” with no prices yet.
The contract and cancelling
The pricing page offers commitment terms of 6 months, 12 months or annual, with no price difference shown. It doesn’t explain how “annual” differs from 12 months. Here is what the Terms and Conditions (last updated September 8, 2026) and the cancellation help article say:
- Initial term. Your 6- or 12-month term is shown in your order confirmation. After it ends, the account renews month to month.
- Leaving early. Cancelling during the initial term costs a buyout fee equal to two full monthly payments (Terms section 10). At the base $399 price, that’s $798. The help article also mentions paying remaining fees through the initial term, so ask which rule applies to your order.
- How to cancel. Only the site owner can request it, through support, and it takes effect at the end of the current term.
- Price changes. After the initial term, Real Geeks can change pricing without advance notice, and renewals are at its prevailing rates (Terms sections 9-10).
This is a plain summary of the published terms, not legal advice. Read your own order form before you sign.
A 3-year cost example
Here is one solo agent account (2 users, 1 MLS feed) priced two ways. We use the same method as our real estate website cost guide: the plan for 36 months, the setup fee, a typical add-on, a .com you register yourself at Namecheap ($11.28 the first year, $18.48 for each renewal) and one Google Workspace inbox at $7 a month billed yearly. The plan lists a custom domain, but whether Real Geeks buys one for you at no charge isn’t stated. Registering your own also avoids the $50 transfer fee covered below.
| Cost over 3 years | Platform only | Platform + Social Lead Package |
|---|---|---|
| Setup fee (one-time) | $500 | $500 |
| Platform ($399 x 36 months) | $14,364 | $14,364 |
| Social Lead Package ($299 x 36) | $0 | $10,764 |
| Geek AI Text | Not included | Free with lead package |
| .com domain ($11.28 + $18.48 + $18.48) | $48.24 | $48.24 |
| Google Workspace, 1 inbox ($7 x 36) | $252 | $252 |
| Total | $15,164.24 | $25,928.24 |
What the totals assume: the price stays at $399 for 36 months, although Real Geeks can change it after the initial term. MLS-imposed fees aren’t published, so they’re left out. The domain and email lines are our estimates. Adding Geek AI Text to the platform-only setup adds $1,764 over 3 years, and choosing the Search or Seller package instead of Social costs $21,564 over 3 years for the package alone.
Platform only works out to about $421 a month. That’s far more than a website-only service, but it isn’t the same product: the price includes a CRM, a dialer and unlimited calling and texting. If you’d pay for those anyway, compare the total against your current CRM bill.
What you can build
Design
The pricing page says templates are included. Custom design isn’t listed, and how much you can change a template’s code wasn’t stated. Keep in mind that editing the templated lead-funnel pages voids any lead guarantee.
IDX website
Your site shows real-time MLS listings once your MLS approves it. Real Geeks’ MLS approval guide says timelines vary by board. One IDX feed is included and each extra MLS board is $10 a month. Real Geeks doesn’t publish how many MLSs it covers.
You can also embed Real Geeks search on an outside site, such as a WordPress site, through a widget or an IDX-only subdomain. The help article on keeping your own website adds that your main Real Geeks site must stay live.
CRM, dialer and lead capture
This is the heart of the product. Leads land in Real Geeks’ CRM, called Lead Manager, which includes the Real Geeks Dialer, unlimited calling, texting, email and video, lead routing, workflows and a mobile app. On the website side, Real Geeks lists Geek Verified Leads, custom sign-up forms on any page, home valuation reports, property alerts, live chat and digital business cards.
The pricing page counts 50+ integrations. The help center names Wise Agent, Top Producer, Realvolve, Dotloop and Mailchimp, and there’s an outgoing leads API for sending leads to other systems.
SEO and content
The site includes AI-generated local area pages and unlimited landing pages. A help article covers creating custom internal URL redirects. Blog features weren’t described on the pages reviewed for this update.
AI features
Real Geeks lists AI-generated local area pages and Geek AI Text, which is $49 a month or free with a lead package. AI email and voice tools are marked “Coming Soon.”
Support
Phone, email and chat support is US-based and runs 8 AM to 8 PM Central, Monday to Friday. Real Geeks also lists 24/7 on-demand training and a community of 13k+ members.
What happens when you leave
| Part of the score | Points | Why |
|---|---|---|
| Content | 0 of 2 | No website or content export documented; the Terms say there are “no representations it will be accessible or exportable to you” (section 4(f)) |
| Design | 0 of 2 | Real Geeks owns the platform and site; you get a limited, non-transferable license (section 11) |
| Code | 0 of 2 | A proprietary platform with no code export documented |
| Data | 1 of 2 | Leads export to CSV, but “the export does not include a full activity history” |
| Domain | 1 of 2 | A domain you registered stays yours; one Real Geeks bought costs $50 to move |
Two more lines in the Terms matter when you leave. Section 11 lists domain name registrations among Real Geeks’ intellectual property without saying you can take them. It also says you grant Real Geeks a perpetual license to your content, including for AI training.
How to leave Real Geeks
- Check your term. Find the end date of your initial term in your order confirmation, so you know whether a buyout fee applies.
- Export your leads. Admins, or agents given permission, can export all or filtered leads to CSV with contact info, source, notes, saved-search counts, status and preferences. Copy any call or activity history you need separately, because the export leaves it out.
- Copy your pages. With no content export, save the text of any local area pages, landing pages and bios you wrote.
- Sort out your domain. Real Geeks manages DNS for connected domains, and support makes record changes on request. If Real Geeks bought the domain, budget the $50 transfer fee and start early.
- Redirect old URLs. Set up redirects on your new site so old listing and area page addresses don’t break.
- Cancel through support. The site owner has to make the request.
Our guide to leaving your website builder has a fuller checklist. The best protection is set up before you sign: register your domain at a registrar you control and connect it to Real Geeks.
Gotchas
- Early exit fee. Leaving during the 6- or 12-month initial term costs two full monthly payments (Terms section 10; cancellation article).
- Prices can change. After the initial term, Real Geeks can change pricing without advance notice (Terms section 10).
- Partial lead export. The CSV leaves out full activity history, and the Terms make no promise your data will be exportable (export article; Terms section 4(f)).
- Domain transfer fee. A Real Geeks-purchased domain costs $50 to move to a non-Real Geeks site (pricing page).
- Content license. You grant Real Geeks a perpetual license to your content, including to train AI (Terms section 11).
- Fragile lead guarantees. Editing templated lead-funnel pages or changing target markets after 30 days voids them (pricing page).
- Weekday support only. Support hours are 8 AM to 8 PM Central, Monday to Friday (pricing page; cancellation article).
Who should pick Real Geeks, and who should not
Pick Real Geeks if:
- You plan to buy leads and want the website, CRM, dialer and ads managed in one place.
- You run a team and need many user seats at a low cost per person.
- You call and text leads a lot and want unlimited calling and texting built in.
- You’re fine with a template design, because your focus is follow-up, not branding.
Look elsewhere if:
- You want a custom-designed website or one you can move to another host later.
- You’re a solo agent on a budget. The entry price is $399 a month plus $500 setup.
- You already have a CRM you like and only need a site with listing search.
- You don’t want a 6- or 12-month commitment.
Alternatives worth a look
- AgentFire: designed WordPress-based sites with built-in IDX at $165 or $215 a month plus an $800+ design package, and no long-term contract. It has no full CRM but syncs leads to tools such as Follow Up Boss. Exit score 4 out of 10.
- Placester: a lower-cost do-it-yourself agent site with IDX and a simple CRM, from $59 a month billed monthly or $566 a year billed yearly, with no contracts. Exit score 3 out of 10.
- Luxury Presence: done-for-you sites, CRM, SEO and ads on 12-month agreements. Regular pricing isn’t published; its own blog puts setup fees at $2,500 to $3,500. Exit score 3 out of 10.
- WordPress (self-hosted) with an IDX plugin: you own the site, with a 10 out of 10 exit score. Showcase IDX is $94.95 a month or $849.50 a year, and you’d pick your own CRM. You handle hosting and upkeep, or pay someone to.
- Real estate websites hub: our starting point for agents comparing every option.
