Placester review 2026: pricing, IDX and what you can take with you
The short answer
Placester is a low-cost, do-it-yourself website builder for real estate agents and brokerages, with IDX listing search, a simple CRM and an AI site builder. Plans start at $566 a year billed yearly ($59 billed monthly), with no contracts and a 14-day free trial, but each IDX feed adds $25 a month. It suits budget-minded agents who will edit their own site. No website or blog export is documented, so its exit score is 3 out of 10.

What Placester is and who it’s for
Placester is a hosted website builder made only for real estate. It gives agents, teams and brokerages a site with IDX listing search, a simple CRM (customer relationship manager, where your leads and follow-ups live), marketing email and an AI site builder. You build and edit the site yourself, unless you pay extra for Placester to do it.
Its legal entity is Placester, Inc., based in Boston, according to its Terms of Service.
Our verdict: Placester is one of the cheapest ways to get an IDX-ready agent site, with published prices, no contracts and a 14-day free trial. The trade-off is that the site cannot leave with you. No website or blog export is documented, and its Terms warn that content may be destroyed when an account ends. Its exit score is 3 out of 10.
Placester pricing: plans and what they really cost
Placester publishes its prices, which many real estate platforms do not. According to the Placester pricing page, you can pay monthly or yearly, yearly billing saves 20%, and “There are no contracts.” Agent and Team plans come with a 14-day free trial; broker and Enterprise plans start with a demo. There is no free plan.
| Plan | Billed yearly | Billed monthly | Pages and posts | Emails per month |
|---|---|---|---|---|
| Agent Essential | $566/yr ($47.17/mo) | $59/mo | 25 | 100 |
| Agent Plus | $758/yr ($63.17/mo) | $79/mo | 75 | 500 |
| Agent Premier | $1,238/yr ($103.17/mo) | $129/mo | 125 | 2,500 |
| Team | $1,910/yr ($159.17/mo) | $199/mo | 250 | 5,000 |
| Broker Standard | $3,830/yr ($319.17/mo) | $399/mo | 500 | 10,000 |
| Broker Plus | $5,750/yr ($479.17/mo) | $599/mo | 1,000 | 25,000 |
| Enterprise | Talk to sales | Talk to sales | Custom | Custom |
The per-month figures in the yearly column are the yearly price divided by 12. Placester lists the yearly totals.
What each plan adds
- Agent Essential: basic modules, Simple CRM, the AI website builder and editor, an AI content assistant, lead capture popups and forms, basic SEO settings and an auto-generated LLMs.txt file (a file that tells AI tools what your site covers). One MLS integration. Website banners are not included.
- Agent Plus: advanced modules (mortgage calculator, open houses, video), a CRM with lead activity and saved searches, custom landing and home valuation pages, banners, social sign-up and login, an accessibility widget, and more than one MLS.
- Agent Premier: marked “Recommended.” Adds a Custom Code module and custom JavaScript, Zapier, native live chat with a mobile app, advanced lead capture forms and triggers, advanced SEO settings and MLS-driven landing pages.
- Team: everything in Premier plus an Agent Manager, agent and office roster pages and unlimited free admin seats. Extra agent seats are $25 a month.
- Broker Standard and Broker Plus: 25 or 100 agent websites with CRM included, automatic lead routing and MLS inheritance. Extra agent sites are $15 or $10 a month.
IDX fees and add-ons
The headline price is not the whole bill. The IDX feed costs extra on every plan:
- IDX Support Fee: Placester’s IDX FAQ says it charges $25 a month per approved IDX integration, starting only once the feed is live. The fee began in early 2024. Broker accounts are billed at the broker level.
- Your MLS’s own fee: Placester’s Terms say your MLS may charge its own IDX access fee, set solely by the MLS.
- Native live chat: $25 a month on Essential and Plus; included on Premier and up.
- Content Automation (AI blog posts published for you): $15 a month for monthly posts, $25 for weekly, $50 for daily.
- Social Automation: $25 a month.
- Do It For Me (Placester edits and maintains the site): $75 a month on agent plans and Team, $100 on Broker Standard, $250 on Broker Plus.
- Additional website: $25 a month.
Placester mentions Website Setup Service packages, but no setup price is published.
A 3-year cost example
Here is one solo agent site with one MLS feed, priced from Placester’s published numbers. Placester does not sell domains, so we priced a .com at Namecheap, plus one Google Workspace inbox, because Placester’s email feature sends marketing email to leads but does not host a mailbox.
| Cost over 3 years | Essential, yearly | Essential, monthly | Premier, yearly |
|---|---|---|---|
| Placester plan | $1,698 | $2,124 | $3,714 |
| IDX Support Fee ($25/mo x 36) | $900 | $900 | $900 |
| .com at Namecheap ($11.28 first year, $18.48 renewals) | $48.24 | $48.24 | $48.24 |
| Google Workspace, 1 inbox ($7/mo billed yearly) | $252 | $252 | $252 |
| Total | $2,898.24 | $3,324.24 | $4,914.24 |
What this leaves out: any IDX fee your MLS charges, which varies by MLS and is an unknown here, plus add-ons such as live chat on Essential ($900 over 3 years) or Do It For Me ($2,700 over 3 years on an agent plan). The domain and email lines are estimates for buying them yourself. Yearly billing saves $426 over 3 years on Essential.

What you can build
Design and the AI builder
Placester’s pricing page says you can “Launch your modern, IDX-ready website in minutes with AI.” The AI website builder generates a site you then edit, and an AI content assistant comes with every plan. Pages are built from modules, and the module set grows by plan: basic, advanced or premium. The help center describes two builders, “Classic” and “Codeless.”
Custom code and custom JavaScript start on Agent Premier. Google and Facebook tracking codes are listed on higher tiers.
IDX and listings
Listings come in through Placester’s IDX Manager. The IDX FAQ says your MLS must approve each contract, by an express process, a RightSignature e-signature or the MLS’s own process, typically within 10 business days. Essential allows one MLS; Plus and up allow several, each at $25 a month. Placester support confirms coverage for each MLS.
Your IDX display will also need to follow your MLS’s rules, such as showing your brokerage name clearly. Rules differ by MLS; this is general information, not legal advice.
CRM and lead capture
Every plan has lead capture popups and forms. Plus adds home valuation pages and social sign-up, Premier adds advanced forms with exit-intent and scroll triggers, and live chat is included from Premier. The CRM starts simple on Essential and adds lead activity and saved searches on Plus, then drip campaigns and autoresponders on higher tiers. A new mobile-friendly CRM arrived in May 2024, according to the help center.
Blog and SEO
You get pages and posts up to your plan’s cap, from 25 on Essential to 1,000 on Broker Plus. That cap matters: 25 pages and posts is tight if you plan neighborhood pages and a regular blog. Basic SEO settings are on every plan, with advanced settings from Premier. Help articles cover forwarding extra domains, but a tool for page-level 301 redirects (permanent forwards from old URLs) was not confirmed.
No store
Placester is not an ecommerce platform. It has no store features, which is normal for an agent site.
What happens when you leave
Our exit score has five parts, each worth 0 to 2 points. Here is how Placester adds up to 3:
| Part | Score | Why |
|---|---|---|
| Content | 0 of 2 | No page or blog export documented |
| Design | 0 of 2 | “Placester owns the Services” (Terms) |
| Code | 0 of 2 | No code export, even with custom code |
| Data | 1 of 2 | Leads export to CSV; fields not documented |
| Domain | 2 of 2 | It stays at your own registrar |
What you can take:
- Your leads. Placester’s help center says the Classic CRM exports selected or all leads to a CSV file, or to Cloze CRM. The new CRM lists lead import and export. The exact fields in the file are not documented, so run a test export early.
- Your domain. Placester does not sell domains. Its help center says you buy one from a third-party domain registrar and connect it. It stays in your name, and you repoint it when you move.
What stays behind:
- The site, design and blog. No export of pages, posts or design is documented. Paid Creative Services work belongs to you, but Placester keeps its own pre-existing IP.
- Content after you cancel. Placester’s Terms warn that termination “may result in destruction of any Content associated with your account.”
Placester’s cancellation article offers two paid options: keep a copy of your site content and leads for $10 a month, or keep a view-only site for $20 a month. That buys you time to copy your posts out.
The good news is there is no contract penalty. Cancellation takes effect on your next billing date, but there are no refunds, and you must cancel IDX separately in IDX Manager or the IDX fee may keep running. Our guide to leaving your website builder has a step-by-step checklist.
Gotchas
- IDX is extra. Each feed adds $25 a month, on top of any fee your MLS charges (pricing page; IDX FAQ; Terms).
- No refunds of any kind, including partial months and renewals (Terms).
- Subscriptions auto-renew each term until you cancel (Terms).
- Content may be destroyed when the account ends; keeping a copy costs $10 a month (Terms; cancellation article).
- Cancel IDX separately in IDX Manager (cancellation article).
- Essential is tight: 25 pages and posts, 100 emails a month and no website banners (pricing page).
- Custom code and Zapier start on the $129-a-month Agent Premier plan (pricing page).
Who should pick Placester, and who should not
Pick Placester if:
- You are a solo agent who wants a cheap, self-serve IDX site with prices you can see before you sign.
- You want to try before you pay: the 14-day trial and no-contract terms make it a low-risk test.
- You run a small brokerage and want many agent sites on one bill. Broker Standard includes 25 agent sites with CRM for $3,830 a year billed yearly.
- You are comfortable editing your own site, or you will pay for Do It For Me.
Look elsewhere if:
- You want the site designed and your marketing run for you without stacking add-ons.
- You plan to build a large blog or many neighborhood pages on the lower plans.
- You may want to export the website itself later. Nothing beyond your leads is documented as leaving.
Alternatives worth a look
- Luxury Presence: done-for-you design, content and managed ads, with quote-only pricing and a setup fee of $2,500 to $3,500, according to its blog. Every plan is a 12-month auto-renewing agreement. Exit score: 3 out of 10.
- AgentFire: managed WordPress-based agent sites with built-in IDX, $165 or $215 a month plus a one-time design package from $800, per its pricing page. No long-term contract, and Lead Manager exports all leads to CSV. Exit score: 4 out of 10.
- Real Geeks: an IDX site and CRM with a dialer for $399 a month plus $500 setup, aimed at teams buying leads. Exit score: 2 out of 10.
- WordPress (self-hosted) with an IDX plugin such as Showcase IDX ($94.95 a month) or IDX Broker Core ($60 a month plus setup). You own every file, so the exit score is 10 out of 10. We build on WordPress every week, so weigh that.
